Dr Wayne Beilby joined the Board of PMG as a Non-Executive Independent Director in September 2017. With over 15 years’ experience in the financial services industry, he brings extensive management and governance experience.

Wayne holds a Doctorate in Business Administration (DBA) from Southern Cross University in New South Wales, a Bachelor of Law from the University of Otago, and a Bachelor of Arts at Victoria University. He also has a specialised Master of Business Administration (MBA) in finance and risk from Deakin University in Melbourne.

His experience includes professional appointments such as Chairman, Company Secretary, Director and Chief Executive for several companies across New Zealand and overseas, including NZX, PNGX and ASX listed companies and local government entities.

Wayne is Managing Director of Pacific Advisory Services, a company which provides governance, and risk and asset management advice to its clients. He is also a Fellow and Mentor of the Australia New Zealand Institute of Insurance and Finance (ANZIIF) and a Fellow of the Institute of Management New Zealand (IMNZ).

With over two decades in business and 10 years specialising in funds management and commercial real estate, Scott is the driving force behind PMG’s innovative strategy.

He honed his leadership skills in the banking sector, both in New Zealand and the UK, and holds a Bachelor of Commerce in Valuation and Management from Lincoln University and a Post Graduate Diploma in Management from Waikato University.

As Director and CEO of PMG, he utilises his expertise in strategy, people leadership and culture to successfully lead the team. In addition, Scott is a board member of Priority One (Tauranga’s economic development agency), a founding board member of the Urban Taskforce for Tauranga, a principal founding Trustee for PMG Charitable Trust, founding Director of Forsite (technology business), and recently served as Vice-President of the BOP Property Council.

Nigel joined PMG as its Chief Financial Officer in August 2016 after 13 years at KPMG, where he led a team in the Private Enterprise division, advising a wide range of small to medium businesses on compliance and business transactions. During his tenure, Nigel played a pivotal role in strengthening the company’s financial reporting, compliance and strategic property acquisitions.

Under his leadership, PMG became one of the few unlisted property funds managers to secure a Managed Investment Scheme Licence from the Financial Markets Authority (FMA). He also led PMG’s compliance efforts in relation to AML regulations and public investment oversight. In 2021, Nigel was named SME Finance Leader of the Year at the CFO Awards in recognition of his contributions to the industry.

After stepping down as CFO in 2024, Nigel transitioned to a governance role and now serves on the PMG Board of Directors, Investment Committee, and the Board of the PMG Charitable Trust. His deep financial expertise and regulatory experience provides valuable oversight and strategic direction to PMG.

James Beale joined the Board of PMG as a Director in July 2022. James is a Founding Partner of Oriens Capital Limited, a private equity funds management business based in Tauranga.

He has worked in NZ financial markets businesses for over 25 years, and his experience includes investment analysis and research, capital markets advisory, including managing initial public offerings (IPOs), investment advisory and funds management.

James is a member of the Institute of Directors and currently sits on the boards of Oriens’ portfolio companies Rockit Global, Retirement Income Group and IVS Group.

He Chairs the Audit and Risk Committee for Rockit Global, the Investment Advisory Committee for Acorn Foundation, the Oriens Capital Investment Committee and is also a member of the Investment Committee of New Zealand Cricket.

Matt joined PMG as CFO in February 2025. In this role, Matt oversees financial reporting, leads compliance, and contributes to property acquisitions and risk management. Before joining PMG, Matt built an extensive career in accounting and finance, spanning over 15 years in highly regulated industries across New Zealand and London. Matt has held roles in Big 4 accounting firms, fund management, and banking.

Matt is a Chartered Accountant and is passionate about helping clients achieve their investment goals. Matt holds a Bachelor of Commerce and Administration from Victoria University and a Postgraduate Diploma in Professional Accounting.

Susan joined PMG in January 2022 to lead the business operations, people and culture, and leadership development for the business.

Prior to her public sector work at Tauranga City Council as General Manager of People and Engagement, Susan managed New Zealand's largest shopping centre, Sylvia Park. Alongside this role, she led the human resources team, at parent company, Kiwi Property. Additionally, Susan has also been at the people and culture helm for several reputable New Zealand businesses including Colmar Brunton, TVNZ and Lion Nathan.

With over 20 years’ experience in human resources, retail and property management, Susan specialises in change management, stakeholder engagement and people development through business growth. She holds Bachelor degrees in Psychology and Music from Victoria University Wellington.

Daniel leads the acquisition of new investment opportunities across PMG’s funds, as well as project manage the repositioning of specific assets.

He has over 22 years of experience in asset and project management, commercial leasing, and structured property finance. A previous Director and Head of Tenant Representation for Jones Lang LaSalle, Daniel represented tenants including Microsoft, IBM, Unisys, and the New Zealand Government.

Before returning to New Zealand in 2010, Daniel partnered with a London based investment bank to form Danube Property Funds I and II, where he acquired and managed a commercial office portfolio across Eastern Europe. Upon returning to Auckland, Daniel formed his own property and project management business, which merged with PMG in 2015.

Daniel holds a Bachelor of Science and is a Member of the Royal Institute of Chartered Surveyors.

Tina joined PMG in February 2022 to lead and develop the Marketing and Communications Team.

Tina is a highly experienced marketing and communications leader, with over 15 years' experience in the field.

Before joining PMG, Tina was at Jones Lang LaSalle (JLL) where she was the Head of Marketing and Communications for New Zealand. Prior to this, Tina led communications at Barfoot & Thompson, and managed Australasian marketing for Bartercard.

Tina brings considerable commercial property experience, having managed marketing and communications for Cushman & Wakefield Singapore. On a personal note, Tina has a passion for charitable work, and has worked with New Zealand based children's charity, Barnados for many years, while volunteering her marketing skillset abroad to human-rights organisation, EmancipAsia.

Tina holds a Bachelor of Commerce in Marketing and Management and a Bachelor of Arts in Design from the University of Otago.

After working alongside the team for several years, Mike formally joined PMG in January 2020 as Commercial Manager before becoming Fund Manager in October 2021. In March 2025, he officially joined PMG’s Executive Leadership team as General Manager Funds and has been instrumental in managing our growing portfolio of commercial property investment products. Striving for operational excellence and high performance, he has a breadth of financial and commercial management acumen that complements his focus on fund strategy, investment decision-making, and risk management.

His diverse background, interests and skill set are built on a strong academic and professional foundation. Originally from the UK, Mike holds a BSc (Hons) Biomedical Sciences, and is registered as a Fellow Chartered Accountant (FCA) with the ICAEW. His career spans finance, governance, and strategic leadership roles across industry sectors, including previous roles as a Senior Manager with KPMG, and CFO and CEO roles of early-stage manufacturing and technology businesses.

Mike is passionate about driving continuous improvement, thrives on challenges and is committed to ensuring PMG’s funds remain well-positioned and trusted to deliver strong outcomes over the long-term for all our investors.

Rory joined PMG in November 2019 after returning from London where he worked as a Real Estate Fund Accountant for a NYSE listed Asset Manager before joining Lloyds Development Capital as an Investment Data Analyst. He brings considerable financial services experience having previously worked for KPMG as an Auditor and BNZ in Commercial Banking.

Rory is a qualified Chartered Accountant and has a Bachelor of Management Studies (First Class Honors) from the University of Waikato. Rory works closely with his clients across the North Island to help them achieve their investment goals with PMG.

Sam joined PMG as Investor Relationships Manager in February 2025. Prior to joining PMG, Sam worked as a Commercial Partner at BNZ, where he led relationship management and business development for a significant portfolio of clients. His experience also includes corporate advisory at Northington Partners, where he provided guidance on capital raising and mergers and acquisitions. Sam has a deep understanding of commercial investments and a strong professional network across the South and lower North Island regions.

He holds a Bachelor of Applied Management (CA pathway) in Accounting and Finance, supported by a robust skill set that includes leadership and strategic planning. In his role, Sam focuses on maintaining and strengthening investor relationships while ensuring that our high standards of service and care are consistently met.

Sarah joined PMG as Investor Relationships Manager in January 2026 after returning to New Zealand from Sydney, Australia.

Sarah is a senior property investment and funds management professional with over 15 years’ experience across unlisted and listed real assets, specialising in investor relations, capital raising and fund strategy. Sarah has worked with leading global and ASX-listed managers across Australia, Asia and Europe, supporting institutional, wholesale, and private capital into complex property and infrastructure vehicles.

She has a strong track record in delivering large-scale capital raises, including leading a $220 million raise for a healthcare property fund and supporting more than $3 billion in capital inflows across APAC for global asset managers. Her experience spans healthcare, commercial office, infrastructure and logistics, with deep expertise in investor engagement, product development, governance, ESG integration and strategic communications.

Known for building trusted, long-term relationships with investors and stakeholders, Sarah brings a highly commercial yet people-focused approach. She has partnered closely with boards, investment teams and executive leadership to position funds for growth, strengthen investor confidence, and deliver high-quality reporting and market insights. Sarah holds a Bachelor of Business, in International Business and Management, completed in New Zealand and has completed specialist property finance training.

Sarah focuses on forging new investor relationships and maintaining and strengthening existing ones across the Central North Island.

Kay is the friendly face at the frontline of PMG's Investor Relationships team and the backbone of the team's support function. From onboarding new investors, managing administration of offer applications and the secondary market, Kay is responsible for ensuring our investors receive the best in market service, and ensuring that we meet compliance requirements.

Before joining PMG in April 2021, Kay was a Senior Legal Assistant at Cooney Lees Morgan and over the past 17 years has worked predominantly in the legal sector.

With an extensive administrative and secretarial background, Kay’s meticulous approach and legal experience means she can navigate complicated compliance requirements with finesse, while adding warmth and a personalised touch to PMG's relationship with investors.

As Head of Transactions, Steve is currently focused on identifying commercial property acquisition opportunities for PMG and its funds throughout New Zealand. He also leads the strategic divestment of PMG’s existing assets.

A property professional for 34 years since completing his UK property degree in 1989, Steve worked in central London for seven years managing property owned by the UK’s two largest land owners (The Church Commissioners for England and The Crown Estate). He emigrated to in New Zealand in 1998 and was quickly employed by New Zealand’s largest listed property company at that time, Kiwi Income Property Trust (now Kiwi Property Group), initially as an Asset Manager and later moving into the role of National Commercial Leasing Manager.

Steve has been part of the PMG team since October 2013, firstly as an external consultant through his own commercial property consultancy business before coming on board full time in September 2017.

Steve holds a BA (Hons) property degree from the UK, is a Member of the Royal Institution of Chartered Surveyors (MRICS) and a Licensed Agent under the Real Estate Agents Act 2008 (REAA).

Susan joined PMG in January 2022 to lead the business operations, people and culture, and leadership development for the business.

Matt joined PMG in January 2019 as an Asset Manager. He holds a Bachelor of Business Studies from Massey University, majoring in Valuation and Property Management with a minor in Finance.

Matt leverages his extensive experience to add value to the company’s investments and care for tenants, demonstrating a commitment to excellence in asset management. His background in the building industry, as a qualified carpenter and project foreman, equips him with a deep understanding of property management and project execution.

In his new role, Matt will lead the asset management function at PMG, taking a proactive approach to both project and property management. He brings a valuable combination of theoretical and practical expertise to the role, ensuring tenant satisfaction, leading PMG’s leasing strategy and enhancing the value of our assets on behalf of investors.

Stuart Tomlinson joined PMG as National Facilities Manager in December 2025.

Prior to joining our team, he led facilities at Sylvia Park for Kiwi Property, overseeing a diverse portfolio that includes retail, commercial, residential and industrial assets. With 20+ years in facilities management, Stuart brings breadth across service provider, agency, and client-side roles. He is also a qualified electrician and brings a wealth of hands-on experience to the role.

His previous experience includes roles at Precinct Properties, Britomart Group, CBRE and Bayleys Property Services, where he managed extensive property portfolios. Since relocating to New Zealand in 2008, Stuart’s strong technical foundation and strategic insight have made him a trusted leader in the sector. We’re confident his experience and relationship-first approach will support our shared focus on safe, efficient, future-ready environments.

Celia is well-known to PMG having contracted to the company in various property management and administration roles prior to coming on board in a permanent capacity.

Celia is committed to customer service, maintaining strong networks, and implementing leading industry best practices for all PMG’s Central North Island properties. She ensures the smooth day-to-day running of building services and maintenance, and making sure the health and safety policies are applied across all properties.

Gillian joined PMG in April 2025 in a shared Facilities Management role looking after our Central North Island portfolio.

After spending a decade working for a large corporate in the UK, Gillian moved to New Zealand and set up her own business in the online sustainability space before joining PMG.

Gillian believes that the key to success lies in treating every client like a valued partner. Her focus is not just on providing exceptional service but on ensuring that the company's tenants – both businesses and individuals she works with – are consistently well looked after, providing them with reliable, efficient, and sustainable solutions.

Helena joined PMG in September 2021, with a strong background in administration and facilities management. She holds a National Diploma in Administration and General Management and a certification in Facilities Planning and Management, both obtained from the University of South Africa.

Her experience includes government-owned facilities management, integrated facilities management, and a brief stint in residential property.

At PMG, Helena manages leasing administration and support, including CPI and rent review implementation, as well as property and lease onboarding. She oversees building and compliance critical dates, contractor compliance management, and supports asset and facilities managers with project management and delivery.

She is also dedicated to sustainability, assisting the Head of Facilities and Sustainability with prioritised initiatives, leading the Toitū carbon certification process and annual audit process, and providing data for monthly board reports. Helena was part of the PMG Facilities team that won two FMANZ awards in 2023 – for Sustainability and Environmental Impact, and Team of the Year.

Helena is dedicated to growing in the fields of facilities management and sustainability, aligning her career with her passions.

Massimo is PMG’s Facilities Manager for our properties in Wellington and Christchurch. His role in implementing our Environmental, Social, and Governance efforts, along with his contributions as a health and safety liaison, have established him as a versatile and impactful leader in facilities management. He was awarded Emerging Facilities Manager of the Year at the 2023 FMANZ awards.

Massimo holds a MFMANZ certification, a Bachelor of Commerce and Bachelor of Property from the University of Auckland. His prior experience at Bayleys as Assistant Property Manager and Compliance Manager adds depth to his profile.

Massimo's zeal for continuous learning is evident in his active participation in FMANZ events, webinars, and private training sessions with experts.

Hayley is a commercial property professional with over 15 years of experience in the commercial and industrial property sector, with strong expertise in leases.

She works closely with tenants and internal stakeholders to ensure assets align with broader investment strategies. Her focus is on delivering consistent operational and financial performance, strengthening tenant relationships, and identifying opportunities to maximise long-term value.

Prior to immigrating to New Zealand, Hayley worked for JT Ross & Son (PTY) Ltd for 10 years, the largest privately-owned property company in South Africa.

Lauren is a commercial property professional with over 20 years of retail and commercial property management and leasing experience. She has a passion for retail development and strategic planning.

Before joining PMG and moving from Western Australia, Lauren spent five years at Perth Airport's commercial division in two consecutive roles as a Retail Development Manager and a Property & Leasing Manager looking after a mix of commercial and industrial assets.

Sam is a commercial property professional with over 11 years of experience in the New Zealand commercial property industry. Prior to joining PMG, Sam worked at Fletcher Building, where he looked after the transactional property requirements for numerous operating businesses within the Concrete Division. He also worked with Colliers International undertaking sales and leasing of industrial buildings.

He enjoys interacting with his tenants, working to provide tailored solutions to their requirements and has a sound understanding of commercial leasing negotiations.

Sam has a Bachelor of Commerce majoring in Valuation and Property Management from Lincoln University in Christchurch.

Steve joined PMG in October 2025 based at our Christchurch office.

Steve brings over 10 years experience in property management having worked across a range of portfolios across the commercial, industrial and mixed-use sectors. Steve has held roles at Auckland Airport, Fonterra and Ngati Whatua Orakei.

His focus is on maintaining PMG’s high standards of service for our South Island tenants and partners.

Cece is an organised and efficient operations professional with eight years of experience across Canada, Australia and New Zealand. Her background includes road network programme delivery (Downer New Zealand – North Island), preventative maintenance (Ulti Group NZ Ltd), and asset administration (Kiwi Property). As the Asset Management Coordinator at PMG, Cece supports the Asset Managers with critical dates, leasing administration, property onboarding, and tenant liaison to enhance commercial performance across our portfolio.

Cece is currently studying a Bachelor of Business (Finance) at AUT, spending some time also supporting our Financial Analysts.

Finlay is PMG’s property coordinator. He assists both the asset and facilities management teams to meet and manage deadlines. Finlay is also responsible for our Toitu carbon zero accreditation and is passionate about achieving PMG’s sustainability goals.

Finlay holds a Bachelor of Property from the University of Auckland and has joined PMG from KiwiRail where he was a part of the property leasing team.

At PMG, Bridget’s role is to develop and lead a supportive and effective people (Human Resources) function within PMG’s growing business. Bridget is also responsible for PMG’s overall reputation and voice in the market, providing communications and marketing advice to the executive team and implementing public relations and communication initiatives for all PMG’s stakeholders.

Bridget has over 20 years of experience in corporate and marketing communications and public relations both in NZ and abroad. Throughout her career, Bridget has developed and implemented the communications and marketing strategies for financial services firms Visa, Sovereign/AIA NZ, ASB and ANZ. While working for global energy firm BP in London, Bridget was instrumental in providing communications counsel to senior executives around large company restructuring, redundancies, legal and health and safety issues, and Black Swan crisis communications.

Bridget holds a Bachelor of Commerce, majoring in marketing from Otago University, and a Post Graduate Diploma in public relations and communications from Auckland University of Technology

Liz Gibbs joins the PMG Charitable Trust as a Special Trustee. As the Head of Philanthropy at Perpetual Guardian, New Zealand's leading trust company which manages 600 charitable trusts, and a Director of Givealittle. Liz brings international development sector experience, commercial and fundraising acumen and sound governance practice to the PMG Charitable Trust Board.

Jamie joined PMG in 2019 and is responsible for leading the PMG’s Property Function covering a portfolio of $900m of commercial property located throughout NZ.

Jamie is an experienced senior executive with significant experience across a wide variety of industries from large corporates to owning and operating small to medium businesses. He is passionate about developing long-term customer relationships, leadership and continual business improvement.

As a qualified Chartered Accountant, Jamie brings a strong commercial focus to his work.

Lauren is a commercial property professional with over 20 years of retail and commercial property management and leasing experience. She has a passion for retail development and strategic planning.

Before joining PMG and moving from Western Australia, Lauren spent five years at Perth Airport's commercial division in two consecutive roles as a Retail Development Manager and a Property & Leasing Manager looking after a mix of commercial and industrial assets.

Matthew is a digital pioneer with a career that spans the evolution of the internet. Starting out by developing some of New Zealand's earliest websites, Matthew soon became known for creating sophisticated web applications for some of New Zealand's biggest players and various international companies - working for top agencies as well as contracting directly.

After more than a decade as a senior software developer, Matthew transitioned into the realm of digital product management, focusing on aligning technology with business outcomes and delivering value. This journey led to senior leadership, where he now works to bring up new talent and contribute with strategic governance and digital innovation.

She oversees building and compliance critical dates, contractor compliance management, and supports asset and facilities managers with project management and delivery.

She is also dedicated to sustainability, assisting the Head of Facilities and Sustainability with prioritised initiatives, leading the Toitū carbon certification process and annual audit process, and providing data for monthly board reports. Helena was part of the PMG Facilities team that won two FMANZ awards in 2023 – for Sustainability and Environmental Impact, and Team of the Year.

Helena is dedicated to growing in the fields of facilities management and sustainability, aligning her career with her passions.

Massimo is PMG’s Facilities Manager for our properties in Wellington and Christchurch. His role in implementing our Environmental, Social, and Governance efforts, along with his contributions as a health and safety liaison, have established him as a versatile and impactful leader in facilities management. He was awarded Emerging Facilities Manager of the Year at the 2023 FMANZ awards.

Massimo holds a MFMANZ certification, a Bachelor of Commerce and Bachelor of Property from the University of Auckland. His prior experience at Bayleys as Assistant Property Manager and Compliance Manager adds depth to his profile.

Massimo's zeal for continuous learning is evident in his active participation in FMANZ events, webinars, and private training sessions with experts.
