PMG take all aspects of health and safety very seriously. We’ve partnered with Forsite to develop market-leading health and safety technology solution It is a revolutionary digital health and safety, and proof of presence tracking software, which minimises the many risks faced by contractors working on sites.

This includes:

  • Managing health and safety requirements for all contractors, including inductions and permits.
  • Tracking and monitoring contractors on-site and provide health and safety compliance reporting using Forsite.
  • Preparing and maintaining a health and safety scheme for the property.
  • Wellbeing contact tracing for all those on-site through its COVID-19 Disclosure Risk Survey feature.
Compliance

We take compliance seriously and know from experience it requires good systems, proactive provider audits and a strong attention to detail.

This includes:

  • Arranging the annual Building Warrant of Fitness to be issued by the territorial authority in accordance with the Building Act 2004.
  • Liaising with Territorial Authorities as required.
  • Managing all other matters in accordance with the Property Management Agreement and in compliance with appropriate legislation.

Facilities Management

Our Property Management and Facilities Management teams work closely together to provide proactive and responsive management of property maintenance and services requirements.

This includes:

  • Tenant Management: We provide tenants with a 24/7 service through our online portal and 0800 number where they can log and request any maintenance or repair works that they see need attention in their premises. This 24/7 helpdesk and our proactive tenant service and building maintenance structure ensures effective management of health and safety and compliance of our properties and ensures that our buildings are ‘loved’ and tenants feel confident in the PMG team’s abilities.
  • Ensure robust operating budgets which allow for planned maintenance contracts to manage all the required services for our buildings and assets. Setting contracts to ensure buildings are being looked after to a high standard.
  • ‘Think Customer’ approach: We have developed an inhouse facilities management model which can adapt to the diversified portfolio of buildings and tenants PMG manages.
  • Contractor management: Networking and building strong partnerships with national service providers and negotiating competitive pricing for the majority of the portfolio. Creation of 10-year capital expenditure budgets for all our buildings which includes structure, assets and systems installed with the view to maximise the economic life of the assets.
  • Reducing the environmental footprint for our portfolio and optimising operational efficiency, such as energy efficiency, waste management and ensure there are effective reporting systems in place to monitor these efficiencies.
  • Onboarding of new assets in the PMG portfolio to ensure effective understanding of budgets, the tenants and how we will manage the property(s)’ contractors and service providers.

At PMG, we know what improvements will boots a property's returns. We're skilled project managers, offering everything from feasibility studies through to refurbishment with our construction partners.

This includes:

  • Project feasibility studies.
  • Re-positioning or development strategies, and project management that incorporates full budgets, quantity surveys and forecasts.
  • Tenancy planning and lease negotiations.

Financial Management
Financial Management

Financial administration requirements for a property are extensive. We are across budget strategy, operational expense (OPEX) setting and administration, day-to-day accounts administration and receivables, through to end of year reconciliations. PMG's experienced financial team administer $750m* worth of property so you can rest assured knowing they will look after your investment.

This includes:

  • Setting up of bank accounts and signing authorities.
  • Managing the income, expenses and outgoings related to the property.
  • Paying distributions to owners and investor, supported by relevant documentation.
  • Preparing financial reports, including quarterly reports and audited annual financial statements.

*Metric includes the recently settled properties in PMG Generation Fund – Bethlehem Town Centre, 19 Bethlehem Road, Bethlehem, Tauranga and 11-13 Gough Street, Seaview, Lower Hutt, Wellington – which takes the Fund to a total portfolio value of $166m.
