Being a property partner of choice is more than a tagline. It reflects how we work and the relationships we build with our tenants, investors and business partners.

While experience and expertise are important, long-term partnerships are often built on the simple things: clear communication, mutual respect, following through on commitments and working towards shared outcomes. These principles help shape our approach to property management and underpin the way we do business.

For PMG, strong tenant relationships play an important role in creating long-term value. When tenants are supported to succeed, properties are better positioned to perform over time, benefiting everyone involved.

One example of this is our long-standing relationship with Glen Forgie and the team at Evergreen Garden Care, best known for their Tui gardening products. We have worked together for more than a decade, and their experience provides valuable insight into what a successful property partnership looks like in practice.

We recently met with Glen, who shared his perspective on a relationship we continue to hold dear:

Our introduction to Scott and the PMG team could not have been more classically Kiwi – the old three degrees of separation, as we both knew someone who knew someone. At the time, we were looking to free up cashflow by selling the building we’d designed and purpose-built, while PMG were seeking to add a quality industrial asset to their portfolio, so the stars were already beginning to align.

A key part of the due diligence for both of us though, was properly getting to know each other. Given the long-term commitment of large-scale industrial tenancies, we wanted to make sure we were going to get a landlord we could trust, while PMG obviously wanted to check us out as potential tenants.

This was 12 years ago!

Our core business is garden products and bird seed, which we manufacture, mix, pack and distribute from here. While we have another two sites in the North Island, this is very much our HQ, and therefore it’s a big site: the property accommodating 13,000sqm of sheds and 7000 pallets on the ground across 8 hectares of land.

The nature of our business is high volume, low margin – and so throughput is critical. For this we need to be able to rely on the quality of the building’s infrastructure, have a clear view on maintenance requirements and when issues arise, have them fixed properly, quickly and cost-efficiently.

We also need to be able to rely on PMG to walk the talk when it comes to the partnership line. Like most businesses, we were impacted significantly through Covid. And while we never had any doubt that they would see this as an ‘us’ problem, not a ‘you’ problem, the way in which we worked together to see through the short-term disruption simply solidified the long-term relationship.

This is not to say we get a free ride in all of this. I’d say the rent we pay is ‘market relevant’ – it’s by no means cheap, but it’s also not exorbitant and is pretty much in the sweet spot of reflecting the quality of building and service, while also allowing us to reinvest in our business.

We consider PMG our innovation partners, alongside being our property partners. Recently, they supported us as we embarked on the largest solar installation in the Bay of Plenty. As a result, over 50% of the daytime power we use is now generated directly from our roof (we also operate at night and we can’t work miracles!), with the rest returned to the grid, allowing us to operate more sustainably and cost-efficiently.

I strongly believe that you get most out of life, and business, by dealing with the people you want to deal with. I’d partner with Scott and the team again tomorrow, in a heartbeat, and was delighted to introduce him to Miles Andrews and then see the success of their partnership together in building and opening the Mitre10 Mega in Prestons, Christchurch.
