We are thrilled to say that in the last three months of the financial year, three PMG properties have 4.5+Star NABERSNZ energy ratings for the first time representing excellent energy performance for the buildings in all three cases.

  • 123 Victoria Street, Christchurch - 5 stars base building
  • 70 Gloucester Street, Christchurch - 4.5 stars whole building.
  • 6 Alderman Drive, Auckland – 4.5 stars base building

Achieving 4.5 stars for Alderman Drive is particularly notable in that it was built circa. 1986, which pre-dates the era where sustainability features started to be ‘built-in’ to buildings during their construction. Hence the building infrastructure was less sophisticated in terms of energy efficiency. Over the years we have incorporated and retro fitted a number of sustainability and energy efficiency systems into the building to achieve this ‘excellence in energy efficiency’ Star rating:

  • Upgraded the HVAC Chiller in 2019 which can be phased to function for specific floors that require longer operating hours.
  • Replaced all the base building lighting to sensors and LED lights and installed a solar control film on the windows which reduce the solar glare and heat by 60%.
  • Audited the entire building to ensure there is a clear split of power between tenants and base building.
  • Installed a building management system in 2022 which monitors the power consumption across the building and alerts us to any spikes in usage so we can manage (and reduce) the power proactively.

Having energy efficient buildings is a win win for both our tenants and investors and it’s been a solid 18 months of work by our expert FM Team, to get these ratings across the line. We’re proud of PMG’s sustainability journey to date.
