At PMG, we’re constantly looking for ways to drive long-term value for our investors while creating spaces where tenants thrive. Our latest innovation? A first-of-its-kind deployment of Optimum Air’s Intelligent Maintenance (IM) system at 213 Tuam Street, Christchurch.

Why it matters

Large-scale commercial buildings like 213 Tuam Street are complex to operate. Balancing tenant comfort, energy efficiency, and equipment reliability is no easy task, especially when traditional maintenance systems are reactive and expensive.

So, we did something different.

Working closely with Optimum Air, our Facilities Manager Massimo Crestanello led the rollout of IM — a closed-loop, AI-powered system that proactively identifies and addresses HVAC inefficiencies in real time.

The results?

  • 76,290 kWh of energy waste avoided

  • 73.54 tonnes of carbon emissions reduced

  • 98% reduction in service calls

  • Tenant comfort levels held at 98%+

  • $11,810 in energy cost savings

But the benefits extend far beyond savings.

Technicians now operate proactively instead of reactively. Maintenance tasks are prioritised by real-time data, reducing complaints and improving tenant satisfaction. The building’s energy performance can now be visualised, measured, and communicated to investors, making the asset more attractive in a competitive leasing environment.
