The Harbour Haven Early Learning, the new operators at PMG’s 130 Pinecrest Drive property, isn’t just a place where children learn – it’s a centre built on a philosophy of care, quality and connection.

When Emily Langlands, Brianna Marsh and Andrew Phillips took over the lease in January 2025, they brought with them a vision for what early childhood education could look like when teachers are empowered and families are engaged.

“We’ve always believed that happy teachers lead to happy children, and happy children mean happy parents,” says Brianna, co-owner and operator. “That philosophy drives everything we do.”

Located at the end of the Gulf Harbour peninsula, the purpose-built centre is positioned within a well-established residential community. However, enrolments had been lagging, with the new operators identifying several potential areas of improvement, including repurposing the fit-out and changing the operating model to better suit the community’s needs.

“We made immediate changes to the environment,” Brianna explains. “We separated age groups into appropriate rooms, introduced a play-based philosophy, and invested in soundproofing to reduce overstimulation. These small but meaningful improvements helped us build trust with families.”

Brianna also credits her team and touts their collaborative approach as key to their success.

“I have an amazing centre manager, Siera, who we hired to help grow her skills in leadership so that I could focus on problem-solving, and she has been a huge support in creating stability and support for our team.

“We also have the most amazing teachers who are all capable and pick up leadership responsibilities, almost like a shared leadership model that is being built into our culture,” explains Brianna.

The results speak for themselves. From just 30 children on day one, enrolments have nearly doubled. Families now travel across the peninsula to be part of the Pinecrest community.

“Parents can see we’re not just operators here for profit,” Brianna says. “We’re constantly improving the space, adding resources and even introducing a transition-to-school programme in a new on-site cabin.”

The team’s relationship-focused approach extends to their partnership with PMG.

“When we had an issue with flooding, PMG responded quickly and professionally. It’s reassuring to know we’re supported by a property partner who genuinely cares.”

From the warm meals prepared by their in-house cook to the thoughtful branding that reflects the centre’s marina-side location, every detail at The Harbour Haven is designed with intention.

“We haven’t had to market aggressively,” Brianna adds. “Word of mouth and community engagement have been our strongest tools. People come because they believe in what we’re doing.”

For investors, The Harbour Haven is a clear example of how PMG’s commitment to quality operators translates into thriving, resilient childcare centres that not only serve their communities, but also deliver long-term value. This alignment between operator excellence and property performance is central to the PMG Direct Childcare Fund strategy to grow a sector-specific portfolio of fit-for-purpose ECE centres, designed to support community outcomes while delivering sustainable returns.
